buyer's agent, my focus is to show you just how easy it is to purchase
your next home. My services are always free for my buyers! As your buyer's agent, remember the following:

New Home or
Resale Home - My service costs you
nothing. On new homes, Builders use a single price policy: the same
price whether a home is sold directly by the builder's salesperson
or with a co-broking agent (that's me or another agent). The
seller of a resale home has agreed to a brokerage amount whether you
use your own agent (that's me or another agent) or the listing agent
of the company on that yard sign.

Agents that are
"on site" at new developments
represent the builder/developers only. It is
important to have your own representation to assure questions and
negotiations are undertaken on your behalf. Furthermore,
a buyers agent can help you understand the contract language and
will assist you in making the contract less "one sided".

When shopping
for a resale home, your buyers agent can
supply you with detailed and up-to-date comparable market data, from
which you are better equipped to evaluate a suitable purchase price.

A buyers agent will
help you access homes in your specific area of choice through the
multiple listing service, even though a sign might not be displayed
on the property.

A buyer's agent
will be able to present an offer, and negotiate price, terms and
other considerations representing your interests and not the
sellers!

A buyer's agent
can refer an independent third party
inspection service, which will help you evaluate the home you wish
to buy. Your agent can also refer service suppliers for quotation of
prices if repairs, renovations, or modifications are wanted or
needed.

Supervision of
the escrow process is also necessary to
ensure that all activities required of both buyer and seller are
performed in a timely and appropriate manner.
